Cost Plus Pricing

When building and designing custom homes, we never want our clients to feel like they have to settle. That is why dC Eugene operates on a cost-plus pricing system.

This simply means that we take a fixed percentage and add it to the overall labor and material costs associated with the project. This method offers full transparency along with flexibility in the design without change orders. dC Eugene's fixed cost is outlined and covered in our contract and reviewed before being signed.

Q & A

Q: Can I work with an outside designer?
A: No, DC Eugene's policy states that we exclusively work with DC Design and Consulting and do not take on projects with outside design firms.
Q: Will you hire a client, friend or family as a subcontractor on the project?
A: We have a preferred group of subcontractors and trades we use and have developed long-term relationships with over the years. You are welcome to request alternate licensed and bonded subcontractors, although we uphold the right of refusal as there are inherent risks in working with unvetted subs.
Q: What are your typical project overages we should expect from the original bid?
A: Several factors could potentially cause project costs to escalate from the original bid. We have found out the biggest contributors to overages are the level of finishes and detail, delays on projects due to customer changes, and a steady rise in labor and material costs. In the end, its typical to expect a 5%-10% overage from the initial bid. That said, every selection is guided by your preferences, so the sky is the limit.
Q: How long does the process take?
A: Build Duration depends on many factors. A typical new build can take 18-22 moths. For remodels, our timeline is determined by the scope of work. There are always unforeseen things that come up that can cause delays in the process. We do our best to address these issues promptly and make you aware of revised timelines as soon as possible.
Q: Where do we start in the process?
A: Land? Design? House plan? We are happy to guide you and be a resource through the construction process. The best place to start is by honing in what you want. We can toss out theoretical budget numbers and offer suggestions but until we have a defined scope and design it's difficult to get bids and accurate pricing. Working with our design team to work out those details will set you up for greater success in the building process.
Q: Can I work with my own bank?
A: Yes, but we encourage you to use Our partners at Oregon Pacific Bank who know and understand our billing process and have adapted their systems for a seamless client experience. Working with outside bank partners takes a tremendous amount of additional time for our accounting department, and you may be asked to pay additional fees to account for that time.
